Shore Property Insurance: Post-Sandy Realities

Owning rental property at the Jersey Shore means insuring against two perils most of the state barely thinks about — wind and flood — in a market that still carries the memory of Superstorm Sandy. The coverage is available, but placement near the water is a different exercise than insuring an inland rental, and being straight about that is half the job.

Two perils, two structures

Coastal property carries wind exposure (handled inside the property policy, often with a separate, percentage-based wind/hurricane deductible) and flood exposure (excluded from every property policy and written separately through NFIP or private flood). A shore landlord needs both, structured so they cover the building together rather than leaving a seam between them.

Wind deductibles are not flat dollars

On the coast, the wind or named-storm deductible is usually a percentage of the building's insured value — 1%, 2%, 5% — not a flat figure. On a $600,000 building, a 5% wind deductible is $30,000 out of pocket before the policy responds to storm damage. Knowing your deductible structure before a storm is part of underwriting the property honestly.

Post-Sandy carrier appetite

Sandy reshaped how carriers view NJ coastal risk, and that memory still affects appetite and pricing in Monmouth, Ocean, and the southern shore counties. Some carriers write coastal property comfortably; others restrict it by distance to water or decline it. Placement frequently runs through specialty and E&S markets the closer you get to the beach.

Flood, and the loss-of-rents angle

For income property, the loss-of-rents coverage inside the flood policy matters as much as the building limit. NFIP's residential form is limited here; private flood markets often include loss of rents and higher limits, which for a rental at the shore can be the deciding factor. We quote both.

The short-term rental overlay

Much of the shore rental stock is short-term rental, which standard forms exclude. A shore STR needs coastal wind/flood and coverage written for transient use — two specialty conversations in one property. We handle both on a single intake.
