The insurance authority for NJ landlords.
National aggregators run cheap dwelling-fire calculators. Generic local agencies treat landlords as a residential add-on. We're built around one thing — insuring New Jersey rental property — and it shows in every placement.
Five reasons landlords move their program here
We actually know NJ landlord law
Truth-in-Renting Act. Anti-Eviction Act. Consumer Fraud Act, with its treble-damages exposure. Lead Paint Disclosure. Security Deposit Act. CO and smoke-detector requirements. We read your liability policy's exclusions against these statutes before we bind — because in New Jersey, the law doesn't just create compliance obligations, it amplifies the dollar value of liability claims. We have the markets
Travelers, Hartford, Selective, USLI, Foremost, Acuity, Nationwide, Liberty Mutual, Auto-Owners, Cincinnati, AmTrust, Westchester, ICW — plus E&S markets (Markel, Scottsdale, Lloyd's syndicates) and NFIP plus private flood for the harder placements. When one carrier's appetite says no, we have somewhere else to go — which is why "hard to place" buildings end up insured here.
We know the property types
A single-family rental isn't a 2–4 unit isn't a 5+ unit building isn't retail isn't a short-term rental. Each has its own carrier appetite, underwriting posture, and coverage structure. We work all fifteen property types separately — and tell you which carriers actually want each one.
We run your tenant certificates
For commercial landlords, we review your tenants' certificates of insurance against your lease requirements, flag the gaps — wrong additional-insured wording, low limits, expired policies — same-day for most, and coordinate with the tenant's agent to fix them. It's the kind of operational service generic agencies don't offer and aggregators can't. See how the tenant COI workflow works →
We're family-owned, and we pick up the phone
We've insured NJ landlords since 2003, out of our Flemington home office. The next generation runs the day-to-day landlord program; founder Jeff is still senior producer and still answers the phone. You get a real agency that knows your file — not a call center and a different rep every renewal. Meet the agency →
Switching is easier than you think
Most landlords assume moving their program is a hassle. It isn't — we do the heavy lifting.

FAQ
Do you only work with large portfolios?
No. We write the full range — from a retired couple with a single rental, to a mid-portfolio investor with 8–20 doors, to a commercial real estate investor with mixed-use in three counties. The program scales to whatever you own.
I have property in more than one NJ county. Is that a problem?
It's the norm, not a problem. Most of our landlords own across multiple counties. We quote the whole portfolio together and route each property to the right carrier for its town, zone, and type.
What if I'm mid-policy-term right now?
Send your dec pages anyway. We'll line up the quote to your renewal dates so you switch at the natural moment, and we'll tell you whether moving early makes sense for your situation.
