5+ Unit Multifamily
5+UTransition to commercial multifamily property forms. Coinsurance and replacement cost calculations start to drive the program. Umbrella strongly recommended at this size.
Large Apartment Buildings
50+U50+ unit garden & mid-rise. National-account territory. $2M/$4M GL minimum (often $5M+), $10M+ umbrella, full equipment breakdown, ordinance or law with substantial Coverage B/C.
Condo & HOA Associations
HOAMaster property policy plus association GL plus D&O for the board. Often required by association bylaws. We handle the placement and the certificate-of-insurance flow to unit owners' lenders.
Short-Term Rentals
STRAirbnb, VRBO, executive stays. Standard dwelling fire excludes commercial rental use; standard homeowners excludes business activity. Needs a purpose-built STR form — we know which carriers actually want it in NJ.
Section 8 / Housing Choice Voucher
HCVMany carriers won't write properties with Section 8 tenants. Some do, and we know which. We're straight about the placement — we don't gate Section 8 landlords out of the program.

LROStrip centers and single-tenant retail. Lessor's Risk Only program with tenant certificate workflow — your tenants' COIs are the difference between coverage and exposure.
Office Buildings
LROSuburban Class A through C office. Hybrid-work occupancy moves are an underwriting consideration in 2026; we adjust loss-of-rents limits to reflect actual occupancy.
Industrial & Warehouse
LROFlex space, distribution, light manufacturing tenants. Higher GL limits for tenant-operations exposure. Environmental and sprinkler underwriting drives placement.
Mixed-Use Properties
MIXRetail-over-residential, office-over-retail, mixed configurations. We split the placement by occupancy and write the combined program. Common in Hunterdon, Somerset, Morris town centers.
Restaurant & Hospitality
F&BF&B tenants and lodging operators. Higher fire and liability profiles. We coordinate tenant COIs with explicit fire-suppression and liquor-liability requirements.
Gas Station & C-Store
ENVEnvironmental and tank-pollution exposure is the defining underwriting question. NJDEP Financial Responsibility for underground tanks. Specialty E&S markets handle most of the placement.
Self-Storage
SSSingle facilities and portfolios. Specialty programs from Universal Insurance Programs, Bader, Markel, MiniCo, plus standard commercial markets. Climate-controlled, outdoor, and after-hours access drive placement.
Specialty Properties
SPECMobile home parks, senior housing, student housing, vacation rentals. We work each as its own placement — the carrier appetite for each is wildly different from one to the next.
