Common SFR questions.
Can I use my homeowners policy if I'm renting out a property I used to live in?
No. Once a property is rented to a tenant, homeowners liability typically excludes commercial rental use, and the property side often won't respond to a tenant-caused loss. You need a Dwelling Fire (or commercial property if it transitions). Switch as soon as the lease starts.
What if I'm renting to family below market?
If you're collecting rent at all — even below-market family rent — the property is a rental from an underwriting perspective. Same Dwelling Fire form, same considerations.
Do I have to require renter's insurance from my tenant?
Not by law, but yes by best practice. Your lease should require it. Your DP form doesn't cover their belongings; you don't want to be the de facto insurer of their stuff.
What about a property I plan to rent on Airbnb?
Standard Dwelling Fire excludes short-term rental commercial use. You need an STR-specific endorsement or a purpose-built STR form. See Short-Term Rentals.
