Quoting
How fast can I get a quote?
For most coverage lines, same-day or next-business-day. Property and GL typically come back within 24–48 hours. Flood through NFIP is fast; private flood may take 1–2 days. Complex commercial property and E&S placements take longer — we tell you up front.
Can you quote all my lines at once?
Yes. One intake covers your full landlord stack — property, GL, loss of rents, umbrella, ordinance or law, flood, equipment breakdown, and LRO where applicable. That's the whole program.
Do you need my current declarations pages to quote?
Helpful but not required. If you have current dec pages, we can pull what we need for an apples-to-apples comparison. Without them we still quote — we just ask a few more questions in intake.
Coverage
DP-1 vs DP-3 — what's the difference?
DP-1 is basic-form, named-peril, ACV settlement. DP-3 is open-peril, replacement cost. The difference is whether you get paid replacement cost or depreciated value on a covered loss. We almost always write DP-3 on rental property worth keeping. See Dwelling Fire.
Do I need ordinance or law on a newer building?
Less critical on post-2000 construction. Worth carrying on pre-1978 NJ housing stock, which is the majority of our market. Typically 5–15% additional premium and routinely the difference between rebuilding and walking away.
Is umbrella worth it on a single rental property?
Yes. A serious tenant injury claim runs into seven figures regularly. Raising underlying GL from $1M and adding a $1M–$5M umbrella typically costs $400–$900/yr. Cheapest seven-figure protection in P&C.
Property types
Do you write small residential landlords with one or two properties?
Yes. Our markets and program handle the full range — from one rental to multi-property commercial portfolios. We don't gate by portfolio size.
Do you write short-term rentals (Airbnb, VRBO)?
Yes. STRs need a purpose-built form — standard dwelling fire excludes commercial rental use; standard homeowners excludes business activity. We know which NJ carriers actually want STR placements.
What about Section 8 landlords?
Yes, we write them. Many standard carriers won't; some do. We know which, and we're straight about the placement.

What's the tenant certificate workflow?
Send us your commercial tenants' COIs and the lease language. We review against your specific lease, flag gaps same-day on most, coordinate with the tenant's agent to fix, and track expiration dates so renewals don't slip. See the full workflow.

For most commercial landlord accounts on the program, yes. For portfolio audits or non-clients, we offer paid review.

Yes. We write landlord property across all 21 NJ counties. Urban multifamily in larger cities has carrier appetite considerations we navigate at quote — but we serve the full state.
Claims
What do I do immediately after a loss?
Secure the property to prevent further damage. Document with photos and video. Call your carrier's emergency claims number (on your declarations page). Notify us the next business morning so we can advocate.
How does your claims advocacy work?
We sit between you and the carrier through the claim. We push back on lowball adjuster estimates, flag coverage misapplications, and escalate to underwriting or appraisal when warranted. We don't represent the carrier — we represent you.
