Your commercial tenants are supposed to carry liability insurance with you named as additional insured. Most do. Most have something wrong with their certificate. We review, flag, and coordinate the fix — at lease signing and at every renewal.

Why this matters

The gaps we find on roughly 6 of every 10 commercial tenant COIs.

Your lease says the tenant carries liability with you as additional insured at specific limits with specific endorsements. The certificate they send you says they do. The actual policy underneath — that's where the gaps live.

Wrong additional insured wording — "owner only" or scheduled AI when lease requires blanket form CG 20 11 or CG 20 26.
Limits below lease requirement — $1M GL when lease specifies $2M; no umbrella when lease specifies $5M.
Wrong policy form — BOP when lease specifies CGL; missing critical endorsements.
Primary & non-contributory missing — your policy ends up paying first instead of the tenant's.
Waiver of subrogation missing — exposes you to subrogation against your own insurance.
Policy expired or cancelled — certificate dated past the policy effective period, or policy cancelled after issuance.
Exclusions that gut the coverage — assault & battery exclusion on a bar tenant; liquor exclusion on a restaurant.
Carrier rating insufficient — lease requires A.M. Best A- VIII or better; carrier doesn't meet it.
How it works

The five-step workflow.

This is what happens between you sending us a tenant's certificate and you having a fixed, lease-compliant COI on file.

You send us the certificate (and the lease)

Email, upload, or forward from the tenant's agent. We need the COI plus the relevant lease language — the lease tells us what to check against. We don't operate against generic boilerplate; we operate against your specific lease requirements.

We review against the lease — same-day on most

Insured name match, additional insured wording and form, GL limits, aggregate limits, umbrella limits, primary & non-contributory, waiver of subrogation, effective dates, carrier rating, exclusions. You get a written summary with a green/yellow/red flag on each item.

For fixable gaps, we contact the tenant's agent directly

Wrong AI wording, missing endorsements, limits adjustments — we coordinate agent-to-agent. It's a normal industry interaction; tenant agents fix things faster when another agent is asking on lease-language grounds than when a landlord is asking generally.

We track expiration dates and follow up before renewal

Tenants tend to forget to renew their certificate to you. We don't. You get notified before expiration; you're notified immediately if a tenant fails to renew so you can take lease-enforcement action if you need to.

We coordinate mortgagee certificates in parallel

For landlords with lender financing, the lender requires its own certificate. We coordinate landlord-side mortgagee certificates with your lenders in parallel with tenant-side COIs, so neither side falls out of compliance.
