Rent boards in twelve of Middlesex County's 25 towns
In the NJ Department of Community Affairs' 2026 Rent Control Survey, East Brunswick Township and Perth Amboy City regulate from a single unit, Edison Township from three, Woodbridge Township from five. Ceilings in the same 2026 survey vary as much as thresholds — Perth Amboy at 3%, or 2.5% where the tenant pays the water bill; Old Bridge at CPI or 3%, whichever is lower; New Brunswick tied to CPI within a floor of 2.5% and a ceiling of 5.5%.
That regulation sits on a dense stock. On the Census Bureau's 2023 American Community Survey five-year estimates, 75,122 Middlesex County units — 23.7% of 316,633 — are in buildings of five or more, and 111,647 of 305,610 occupied units were renter-occupied. Where a board sets the increase, loss of rents has to be written to the schedule that board permits.
Middlesex County's older stock and rebuilding to current code
The same ACS release counts 99,828 Middlesex County housing units — 31.5% — as built in 1959 or earlier, 33,680 of them dating to 1939 or earlier. Repair one after a serious loss and the rebuild answers to today's code, not the code it was permitted under; ordinance or law funds the difference.
Which office enforces that code is a municipal question. The NJ DCA's local code enforcement listing shows only Jamesburg Borough served by the state's Southern Regional Office, posted hours Monday and Wednesday 8:00 a.m. to noon; the other 24 municipalities run or arrange their own.
Warehousing, workforce and Middlesex County rentals
The NJ Department of Labor's Middlesex County report, published February 2026 on 2024 data, puts transportation and warehousing at 49,911 employees — the second-largest private sector here, behind health care at 57,733, out of 376,330 private jobs. That is the demand side of a lot of local tenancy.
NJDOT's Middlesex County National Highway System sheet, map dated July 2014, names Interstate 287, US Route 1 and the Garden State Parkway among the county's routes. Owners along them often hold more than housing, and a leased warehouse bay belongs on a lessor's risk form rather than a dwelling policy — mixing the two on one schedule is where gaps open.

My Middlesex town has rent control. Does that change how the building is insured?
It changes the rent figure the policy is built around, not the coverage. The 2026 DCA survey caps Piscataway Township at the lesser of CPI and 6% and Sayreville Borough at a maximum of 5% and a minimum of 2%, and the schedule we insure has to be the one the board permits.
Do I need ordinance-or-law coverage on an older Middlesex County building?
If it predates the code now in force, yes — and ACS 2023 five-year data puts 99,828 county housing units, 31.5% of stock, at built 1959 or earlier. Ordinance or law answers three things a property form leaves out: the value of an undamaged portion a code official orders taken down, the demolition cost, and the extra cost of rebuilding to the current standard.
What will my town require of me as a registered landlord in Middlesex County?

What the record does show is where a rent board is in play — twelve municipalities in the 2026 DCA survey — each running its own filings and permitted-increase calculation. Piscataway Township's own rent-control page published a permitted increase of three per cent for 2026.
